How much home loan can I actually get?
Your eligible home loan is usually the lower of two limits: what your income can service, and a percentage of the property value (the loan-to-value, or LTV).
On the income side, lenders use FOIR — the share of your monthly income that can go to all EMIs. At a 50% FOIR, someone earning ₹1,00,000 a month with ₹5,000 of existing EMIs can spare about ₹45,000 for a new EMI, which back-solves to roughly ₹60 lakh over 20 years at ~8.5%.
On the property side, most lenders fund up to 75–90% of the value, so you plan for a down payment of 10–25%.
